Sherman & Hemstreet Real Estate Company, representing the buyer, Evans Industrial Partners of Augusta, LLC, arranged the purchase of the former Quad/Graphics facility at 4301 Evans to Lock Rd. The 81 acre, 650,000 square foot manufacturing and distribution facility, originally constructed in 1982, has 25,200 square feet of office space, is rail served with a dual spur, has 24’ to 48’ clear ceiling heights, and 25 loading docks and storage for 88 trailers.
Strategically located with immediate access to all modes of transportation, the Evans Industrial facility is within 3 miles of Interstate 20, providing easy access to Atlanta, Savannah, Columbia and Charleston. On-site is an active rail spur served by CSX, with connecting access to the Ports of Savannah and Charleston.
“We are excited to announce the purchase of this impressive facility,” said Joe Edge, Sherman & Hemstreet President and Broker. “In the Augusta region, facilities like this one are very desirable to both users and investors, especially as land values continue to appreciate and available sites and buildings remain scarce. This site will undoubtedly bring jobs back that were lost when Quadgraphics closed the site. ”
Sherman & Hemstreet Associate Broker and Vice President Charles Hock, arranged the purchase of this building by the investment group. Mr. Hock and Sherman & Hemstreet will be exclusively marketing the building for lease to regional and national users.
